Do some research online. 

A lot of people say the online websites like Zillow and etc have incorrect property values?

I have however seen a couple duplexes online that look close to turn key for around 200k in Ballston Spa/ Saratoga recently.

Not too familiar with short sales but can look into.I wanted to use none of my credit or cash to do this if possible.

Also, I am not aware of any hard money lenders taking second lien positions, perhaps you can secure a personal line of credit or partner with another investor.
