More states are creating "just cause" eviction laws, essentially stating the landlord must allow the tenant to remain in the property except for a few specific situations.It won't end well.

As of today I own 13 doors; 3 of them UD student rentals and the rest in Wilmington.

Generally, both of these situations don't just happen overnight. 

Strictly cash flow is missing the forest for the trees. 

Just find the tenant before you select the site/build the building because these companies have very specific requirements and they are not all the same. 

The answer to this will come down to comfort level, funds available, and strategy you are looking to implement. 

I would just need to invest in furnishing it very well with better appliances mainly.
