It sounds like you are possibly contorting your investing strategy and pace to match the deal that is on the table rather than negotiating the deal to fit your needs.

Further, they have developed rather sophisticated systems for marketing allowing them to generate leads of potential sellers fitting a particular profile.

Once you decide which criteria, market, fit, ect.

I'm starting my hunt for "just the right fit," tax professional and/or CPA for my newly established real estate investing business and was seeking recommendations or advice? 

So unless someone hands you a personal referral to someone who fits all the criteria, it can take some time to find the right person.

Neighborhoods within the cities vary, but I'd focus on employment/public transport/low crime - you'll probably find yourself in a decent neighborhood if you do, & there are lower priced areas that fit that criteria. 

Seems STR businesses would be an ideal fit for this sort of assistance.My entire rest of March and April appear to be impacted.
