The widowed mother of 2 who needed a way out of her condo and into a new construction home for her and her children for a new start.

I'm totally new to REI.

I expect the project will be a bit cheaper than the quote because I've been sourcing materials myself which were included in the quote and was able to buy new hardwood flooring on fb marketplace as well as buying nice hardwood cabinets from Habitat Restore that will be refinished instead of buying new plus a few other fun thrifted finds to keep costs down!

The appliances are also all brand new installed this year- fridge, dishwasher, and washer/dryer. 

In most municipalities approvals have a few year shelf life and in the event new regulations or new zoning bills are passed you could lose the benefit of the in place zoning/development procedures.

Brand new to this, looking to get my first deal out of state through creative finance or subject to.  

If you intent is to wholesale an REO, create a new LLC to use as buyer on the contract and sell the LLC to your buyer, who closes to contract.
