I've been taking the local approach, looking to find deals that work up here in the northern north bay (as I call it), but I'm eventually interested in trying out of state as well.

I have been listening to the podcasts and browsing the site for a month or so and am impressed with level of knowledge and the culture of the community here on BP.Being from north of the border I do get jealous when I hear some of the prices available in some markets of the U.S. but I do keep reminding myself to be happy with the raging economy and 1% vacancies of my home town in Edmonton.

Hop across the bridge to the East Bay where I invest, North Bay, down further on peninsula, further east, Sacramento, some are going out of state.

Its just the same as in our area- house in North End and Ocean Lakes are going to sell at a lot different price ranges/

If the property is "up north" you might have more luck renting to snowmobilers but they can me rougher tenants and that market is entirely dependent on snow fall.  

As far as 3 and 4 plexes i've never even heard of those until BP, guess its a up north thing, good luck.
