You don't need a lawyer to write up a lease.If you are starting out, it is important to have all your systems in place:Lease / Agreements:  You can search online or there are sites you can buy legal documents specific to your property location.

So have your attorney write one up or edit a PSA specific to your jurisdiction.

Insurance also doesn’t protect you from misunderstandings, especially those made in writing and email.

Verbal agreements have no legal enforceability.....only those in writing and signed by both parties.  

Couldn't complete due diligence and so requested extension, sellers agreed in writing.
