@Nick Wimmel For context, I have 20+ properties in South Bend as well as Chicago.

Year over year rent growth is over 6% as well. 

Terms for the seller 2nd have generally been 5%, interest only, 5 years.I'm only considering properties under this scenario that cashflow well immediately, in addition to having a strong value-add element.

It was not an easy rent, considering I rented out my last house (well, 6 years ago) after only one show.

So you over-pay, oh well ya just gotta be a bit more patient for the equity to catch you up to 0.

Most of our clients use Mojo and it works well.

Most carriers don't want to insure a building as a normal rental home if there is a possibility of commercial use, or even if it's set up to possibly be used as commercial even.

However they had to have the laws changed in order to operate, which only happened because of a specific set of circumstances involving a huge flood and the owner being friendly with the mayor.
