none seem to pop into my head @Chris Clark, but other than FEMA and NFIP, are 2 key players that can make or not make you want to invest in the post-flood "redstick," my realtors work with us and we try not to buy in flood zone areas, but our newest project will require a flood certificate, if we have to elevate then no deal, but we are expecting to rehab and standard flood insurance, this is the new norm after the devastation, we buy low and sell for profit, just hope home-owners that want to invest in these areas will go the additional mile and get contents/possession coverage as well, always keep Louisiana strong, keep posting but most of all keep sharing

Vine Grove seems to be a good area for new build which may be good for fix and flip which I do not do, but do interact with those players in my legal work handling tax liens for a client in Hardin County. 

It’s very motivating to see, especially in how you’ve been able to partner with many out of state players to make it happen.

This has allowed me to further leverage those investments made by much larger players in the area by selectively targeting the few truly derelict properties in my corner of the neighborhood.

The fund will take a hit as the cost of doing business, and still keep going.With that said it makes sense to sell some assets (depending on business plan, especially if things haven't worked to expectations), to the institutional player when the market is high ( It would take years to make the money back that is sitting in equity, if we waited for rents to rise and get the cash flow.)

There are several big players out there, medium players and smaller players.

As I'm sure you saw while driving through the area, the golf course at the bottom (designed by Gary Player) is pretty decent.
