@Albert Bui yes, no commute here, that traffic is rough. this land changes our life and opportunity though. i'm 75% completed on real estate exam / licensure, testing in early July, and plan to deploy an already setup foreclosure door knocking campaign along with our in home eBay sales, which averages $2k/mo income.

It wouldn't be that extreme, but it's likely they won't know what you're asking for because most banks and credit unions don't use DSCR products; even if you're speaking to their VP of lending not to mention the hassle and time suck of getting in your car and fighting traffic as you drive to the local credit union. 

You will always get more in spring/summer, we managed 1500 units for 5 years in SD, the traffic of people looking to rent was always down this time of year.  

Even if on the map it looks like it could be 10 minutes, Houston traffic especially in the med center is an easy 30 minute commute.

Pay attention to traffic patterns, local points of interest, convenience stores, access to highway networks, school proximity, churches, playgrounds, everything and anything in the target area.

My traffic attorney recommended me a guy, but his fees are $2.5K and he says it'll be about $4K all-in.

I don't want to consider 2021 and 2022 as a baseline but expected to go back 2019 traffic.

If I were to be sued or charged with a crime, I wouldn't go to court without a lawyer (unless it's traffic court).

Really high traffic area and near a lot of new construction. 

Once thing to keep in mind is that they are still fighting to be "small town" so the infrastructure, especially for local traffic leaves a lot of room for growth.
