@Willy Ayala You haven't accounted for any soft costs.

What I liked about it was the hardware with soft closing drawers and the ability to design the kitchen online. 

And the most frustrating, according to...well, everybody.I've only just started using it for RE purposes...but like I mentioned, it's how I built my marketing company and would estimate have made multiple 6-figures from it. 

I am slightly under $10/sf for those, but if you add sheets, towels, decorations, cooking utensils, patio furniture, BBQ, security etc I am probably  at another $4K for a 1100 SF 2/1.

I can't believe how quickly I've gone soft since moving to SD last June :)

Ikea works (soft close is a great idea for multi unit buildings).

pretty much thrown in the towel on local CT agents. contacted several of them and have experienced various levels of frustration trying to  line one up to help me find properties.

The properties themselves haven't gone down in value, just that the owners have cut the sale prices to well below their actual value.

Given a soft market currently, it might be best to stay long term until the STR market improves.I beleive you can self manage with Vrbo and Airbnb better than a PM and save alot of money.If you sell you have to find something to reinvest in.

And kitchen appliances like toasters and coffeemakers, and plates, bowls, silverware, linens and towels, plus consumables like toilet paper, paper towels, dish soap, etc?
