No one here knows anything about the kind of rehab you want or the type of rehab the area can support, it is impossible to answer with any credibility from so few photos and zero info.

The rabbit is just going to turn into an Emotional Support Animal if you push too hard.

The town that have the biggest problems with them, from what I've seen, are stemming from two main things (again this is my opinion, no data to support it). 

The software is very simple to use and they have a great customer support team.

Truth is most TVs and even guest phones won’t support those for years to come.

To support this data Terry looked at data from a large moving company, Atlas.

The support beams were 6”x6”, they had beautiful poured foundations, no piecemeal additions etc.

The thought of tenants moving in the day after one leaves stresses me out but that may change if this was my full time job or I had a team supporting me.  

Perhaps there are consultants that can help me identify the market that fits my goals, identify target properties and offer prices, and underwrite and help during the acquisition, and I'm curious if such support exists? 

Analysis, Analysis, Analysis- Make your decisions based on data, not hunches (unless you have some kind of inside information). 95% of the time you will be able to find market data to support or not support an investment.
