I was pleasantly surprised that in one of my buildings that is 3 units in San Pedro, the small laundry room with one washer and one dryer brings in over $100 a month, and that is after my split (~50%) with the machine management company.

My house, I would probably say something along the lines of "I am so sorry that after X years we are asking you to leave, I know it comes as a shock but we are moving in a different direction with the property that requires us to give you notice.

Shocked a mentor would lead you to believe no capex for years and 0% vacancy if you've run the numbers like you describe - unrealistic.
