Not sure this helps but as a last resort, it doesn't hurt to ask the current tenants about simply shortening their lease.

I would like a DVD player, as sometimes I bring my owns movies when I travel. 

I noticed no one said to sell or wholesale any of them which would only be a last resort.

Another rub is wholesalers are very unsophisticated players in the market so the deals you do get will have issues/problems/etc. that you will have to solve if you want to close the deal.The wholesalers who have a more sophisticated business structure will keep the good deals for themselves and resell the deals that are near market once the wholesaler's markup is added.

This will allow you to purchase more property and also get the use of that $30K+ to add to your portfolio.The 1031 needs an extra player - the qualified intermediary and there are some strict guidelines on timing.  

Let me know what numbers you are missing and I can help, I can also point you in the direction for where the path of progress is heading in some of these resort areas.

Most of the big brokerages have there on "proprietary" web sites... player like CBRE, Marcus millichap, etc.members.brevitas.com seem to be all there own stuff.
