The property is going to be the mortgage companies collateral and wants to make sure it is decent condition before they lend their money on the it.2) Many buyers that want to obtain financing in this current market cannot because of the new, strict under writing guidelines that have been implemented since last April '07.

I had read on another post that since I own the land, financing would be easier to obtain and when the project is completed, it would be possible to make the permanent financing include the value of the land as well.

You could probably clean up the mold with some bleach, but if he never cleans the bathroom, it will keep coming back unless you provide him with maid service.Still, if I liked the rest of the building, I would have modified my offer to make it contingoent upon the long term slob being gone.Then I would have cleaned his unit up, gotten rid of the mold, painted, and obtained a new tenant that know what a bottle of cleaner was used for.
