Are there people who would do a private loan for just the downpayment amount?

It's tedious hard work and is taking a huge amount of time to remove duplicates, track responses, remove people from lists etc.

Do people who buy notes typically need to get a license from the state first?

I would like to buy a property which has an existing section 8 family tenants, for the only reason that I own and rent the adjacent property to a quiet retired couple who cannot enjoy peacefully their home because of these people.

I have yet to see a free course be anything worthwhile but there are some that are relatively cheap for what they give you.I personally am a mid 6 figure earner & have been in land for 8 years now.I have numerous course, including Bosch's. 

Hey Beth, most of the people I've seen in the space pay by wire transfer or direct deposit.
