In this case, I would incur that overage as a turnover cost.Obviously if there are large damages or larger jobs, I would deduct from the deposit.

The house has been there since 1976 and had no flood history, so I did not opt to buy flood insurance.I feel horrible for the tenants, and I have no clue what I am going to do with this house that I just renovated a year ago.

The others adapted right quick and the people I have placed are a dream.I only have one issue right now-I am pretty capable of navigating the protective laws of 3 or more units here in NJ- but one thing drives me bonkers: I cannot give a tenant notice of non-renewal for renovations.
