Updated all 5 of the apartments and made it habitable again.

@Christian ODonnell debatable...doesn’t have to be “move in ready”, just has to be habitable.

Whether your property houses Section 8 tenants or not, you should have them inspected periodically to make sure the are habitable and meet current safety standards.

I am interested in improving myself every day and that includes education with good habits.

All that to say, two years of goal setting, changing and making habits, constant learning and growth, and surrounding myself with people who inspire me have changed my life.

Is there any harm in low ball offers?

There are plenty of high earners out there who are always going to be broke due to bad spending habits.  

Just monitor monthly payment history/habits.
