If it is something they could not have known, it carries more weight than a "wish list".

You are moving about 100 times faster than the people that will need a new place are going. 

I could have probably scaled much faster with creative financing (I read about it all the time) and making the leap to real estate full time sooner, but that wasn’t the path I wanted.

It's inspiring that a young dentist is willing to also work a part-time "side-hustle" job of REI to improve your chance of financial freedom earlier. 1) You could just concentrate on growing the best dental practice possible....live frugally, save a little, take what comes.2) You could add a hobby of trying to invest smartly in stocks, bonds mutual funds to try and grow your wealth faster (without sacrificing your dental practice)3) You could buy a couple rentals and try a relatively passive REI that beats #2, but doesn't detract from your main dental practice4) You could get even more involved and hands on in REI, to really try and beat #2 and #3 with higher IRR% REI.....but how much of this "hands on" can you handle part time before it becomes relatively passive long term rental.

The amount of weight the drop ceiling can support in it's current state might be a limitation.

You can either go the long route with a few houses and pay the mortgages down or go the faster route and get dozens of units and live off the cashflow.

If they are booking the loans as a commercial loan, compensating factors can be considered with greater weight given.

However, I believe that seller-fnancing is a tool that can be used to close deals faster, sell hard-to-place properties and to finance borrowers that may not qualify for that traditional bank loan.

They hope the cash will grow faster, because the faster it grows, the faster their risk is eliminated.This is your typical whole life.
