I think the other thing that will keep some folks in the urban core is because well thats where their family is and they are not going to move ..

I am relatively familiar with the rule that myself nor immediate family can benefit from any property that the IRA has purchase.My goal is to use all of the capital to purchase an apartment building.  

I do not know to say whether the 3 bed + den v 4 bed makes a difference but hard for me to believe it does not, unless it is commonly known that families can use dens as bedrooms? 

Sure it is a 6 Family that was built in 1935 which automatically pulls it into the rent stabilization program.  

If you're selling a single-family home to an owner-occupant (I don't know if you are) – the "perfect" seller-financed note is 20% down, 10% interest, 10-year term.

Although we have seen significant changes in pricing over the recent years, one thing that hasn't changed is that we still aren't seeing positive cash flow out of single family homes with any kind of financing in place, specifically with long term renters in place.

I would rather invest my time and efforts in creating a quality life for me and my family , travel the world, enjoy the moment than burn myself out 7 days a week trying to build an empire of any kind.
