Most of the time they would just throw your sign away anyways instead of doing anything to you.I did read that any sign needs to not violate TILA ( truth in lending act) as far disclosures.If the agent says anything else to you ask for the specific language from HUD as to what they are talking about.

If you assign, the buyer and probably the seller will know how much you're making (it's on the HUD) and if you double close, you can keep it a secret until the docs are filed publicly.Double closing will cost extra money, unless you pass those costs onto the buyer.

Once one tenant lives there, they are no longer new so paying the extra for new or scratch and dent doesn't make sense.Flips must match brands and finishes so scratch and dent would be the best savings possible.
