My experience as a lender who works with many investors from many states across the US whether instate or out of state investors has showed me that most will simply not do the work it takes to greatly reduce their risk with the above mentioned due dilligence (from prior posts).Thanks, I'm glad you liked hearing both sides of the debate, though I'm not sure that Jon particularly enjoyed it :)There are for sure risks to investing locally as well as out of state, or any investment for that matter.
