CA does not allow such an entity standing in court. 

But, when a seller or buyer can't physically appear on closing day, having a mobile notary bring the documents, get them executed, and then get them back to closing can really save the day.

@Allan CalderonTechnically you file a small claims court I believe.

Be nice, document all in writing, avoid phone calls or if you do talk make sure you record all the conversations- download ACR for your phone- save recordings, always prepare for court...I have some good vendors in Austin.

It appears from this thread that i'm learning that a solid rent roll, along with leases to accompany it should suffice.

I had a contractor who I had to fire as it became appearant that he could not complete the job.  

It appears I have more control over that but that's the risk ABC will take..Also ABC lending me the money with a lean on the property will not work.

And you cant just kill the LLC that built the houses an underfunded LLC in the eyes of the court is no protection and you become personally liable..
