@Ida Saidkariev I am definitely cautious about the potential downturn, however that has not stopped me from chasing deals.

Because I properly valued the property and didn't chase it, I ended up getting it at half the asking price.

Stay away from big banks like  Chase/WF etc as they don't really do this.

Using Zelle, Venmo, tenant depositing checks into my rental account is that I still have to chase after the tenant, like leaving a message saying "hey, you forgot to deposit rent check by Venmo again, the 1st was yesterday".And furthermore, if the bank deduct payments from the account, and its insufficient funds, not only will it negatively affect their credit, but they would be stuck with bank fees.

I would suggest finding direction first man you seem all over the place and are always chasing the shiny penny.

If you are willing to chase your tail around doing all of the tasks you mentioned, you DESERVE the savings in commission because you've earned it yourself. 

We do our personal banking at Chase, keep the tenant deposits in a regional bank, and have our rental activity at a local credit union. 

As you probably know in our area (and many others) the MF market is red hot so I’m not sure you’re going to find many deals that others aren’t already chasing or prepared to pay more for.
