An umbrella policy would be unassociated with an individual property but associated with the business - as I understand it all.

-Meeting other individuals including lenders, appraisers, attorneys, contractors, etc. to help with my real-estate pursuits and expand my knowledge.

Apparently the best way is for each of the four tenants to remain in their respective apt and each of us buys our individual unit, which is a possiblility. 

Do you hjave one contract with the GC, or individual contracts. 

For us, we primarily look at proximity to attractions (i.e. schools, shopping) and development (beltline, mixed use areas, revitalization projects) for appreciation purposes and then evaluate the deals based on our individual cash flow requirements.

are they metered individually?

I'm looking for individual who owns an all cash business, such as a washateria, car wash, or dry cleaners.

You will be surprised about how fast it will go.Great that the unit is on individual meters for electric.
