Red flags for us on a background check include: evictions, violent crimes, felonies, credit issues that involve the non-paying of everyday bills (utilities, cell phone, etc.) and very undisciplined use of credit.

Then out of that cut comes all of the agents fixed and variable expenses like errors and omissions insurance, association fees, MLS fees, health insurance, continuing ed, licensing fees, gas and vehicle expenses, software subscription fees, marketing, laptop, cell phone, clothing (optional), team split, desk fees, photos/cleaning/staging/advertising/signs if they're the listing agent, etc., etc., etc.

I was spending $8000 a month living in LA (mostly paid by BF) and then cut it down to 4500 moving to Dallas and then I really cut back on a lot of things: cable, downgrading to metro cell phone service from sprint, cut my Massage Envy membership that was $60/mo, getting.
