Im just really trying to not get crushed on my first attempt.

I am attempting to push up the closing date.  

I also do all of my own work but I have never attempted concrete counters - I'd love to get some pointers, especially how you incorporated your own beer bottle glass into the counters!

I would like to work primarily with investors or what attempt to be what you may call an "investors agent".

I'm sure you were trying to be detailed and all, but most of that appears to be an attempt to justify your business model and why you would call it turnkey.  

Investors and especially licensees that attempt to devise methods of circumventing the law and accepted practice are simply dangerous.  

Then attempt to correct the issue (see my comments below).2.
