I live is a small condo association with 7-8 realtors and cannot believe the attitudes of self entitlement they have.

You also from an investment perspective need to consider the increased costs associated with places that are now flood zones, raising the height of buildings, etc.

Having good relationships with a realtor that specializes in foreclosure or REO listings that are associated with a bank is always great to have.

The cost of management -- again, unless you're comfortable there -- trying to track down late rent, finding good renters (since most good tenants want to live in better areas), along with the higher maintenance costs associated with bad areas all tend to wreck any profits the theoretical numbers show.
