The granite counters were sealed with a water based sealant with 2-3 coats in the appropriate recommended manner per manufacturers instructions.

We had checked for building violations beforehand which turned up NIL, but ended up with $28K of violations from the Animal Services department as the previous Owner was raising and selling dogs illegally all over the city.

I have a 4 bedroom that I have on a owner finance mortgage that I have as my homestead, I rent out 3 rooms (as I am a single man no kids no animals) the benefits are great because I can live in the property and still get a small return, anyway I have a 3 year balloon and I am coming up on 2 years in September.

If walls were painted first, the paint may become dirtied enough to look like it needs another coating; if painting after, the dust still has to come off the walls first.A great thread overall - and probably the one thread of the best quality I have read here.
