Potential problems:- High cost of maintenance & utilities, especially with older buildings and machines- Theft, personal injury claims and other insurance problems- Competition from other facilities or in-building laundriesAnother problem is getting accurate financials.

My initial thoughts went back to my RE Finance class at NYU on commercial deals, but you made me want to dig in deeper for all of my future residential rentals and most certainly before I buy my next one.I think too many investors do a "back of the envelope" analyses and quick run of numbers on any one of the myriad of spreadsheets out there (and are they accurate??)

Knowledge is power.)I do not use this definition.What I like to use is  ( APPLIED accurate knowledge is power ).You can learn lots of new things constantly which may be 100% accurate, somewhat accurate, or not accurate at all.
