And research it, also it depends on what your price range is to as far as the property value is concerned.

I’m going to graduate college this year and have saved enough money for a down payment but the only concern is the approval process.

I can understand what their concern is, many people have paid a great deal of money to have someone mentor them only to be disappointed.

At the sametime BP  posters/bloggers/OOS shillers were telling everyone how it was really dumb to invest there and they sometimes accompanied with some fake math to convince. 

I am concerned they will continue to keep a cluttered and nasty apartment and then I will soon have bed bugs also.

its best to have this done.. you want to have your financing and proof of downpayment .. those should accompany any offer you write.. that's what your competition is doing. only way you would not need these is if its direct with an owner who is just clueless ( and of course there are many like that )  but they are getting smarter  :)

I am not concerned about age of building...it's really all about location and the opportunity for value add and increase the net operating income.
