As technology is changing and being redesigned do you know of something similar to appfolio to the newcomers with smaller apartment units 16-32 that may be as good as and more economical?

Great use of technology and communications.

Some of the things that Shawn pitched during a live event were that they are "focused on communication" and "technological advances" to "put us ahead of the competition" and so I am disappointed to read about the monies owed/missing at times due to what appears to be incorrect manual accounting mistakes and the lack of communication issues that you had mentioned in your earlier posts. 

There are a lot of amazing markets in the USA do your research and let technology and your phone do the rest. 

Now in the tech capital of the world looking to invest as well find ways to use technology to make investing easier for all.

With today's technology it is super easy to be flexible with tenants. 

The claim that any system runs on its own is pretty lofty, IMO, with the years I have been around and having a fair idea about technology today, no system will explain questions of any seller, show them where to sign or wlak through a property to get the cost estimates.

Our crew always take photos and lets us know about any damage, which mitigates any issues falling through the cracks.What @Sean Walton said is also true in that you can use technology such as a keypad door lock to pretty much take the "on the ground" work out of it.

There is so much technology evolution in the RE agent arena it seems it would be hard to fail if you put the time and effort in.
