Current owners has added new heating systems, windows, doors, electrical, security system and remodeled all units.

These properties have common heat (only one furnace / boiler).

We will need to fix the water heaters, replace the heating with heat pump AC/Furnace HVAC systems, replace the roof, redo the back stairs, install cameras, redo the landscaping, redo the asphalt, and install security doors.

Changed oil heat which was paid for by landlord to gas on separate meters.

I know my parents are paying $1,400 a month in rent which includes gas, heating, electric, and water.

Put a tenant in it, adjust who you are marketing the house for (adjust the price down), or keep stalling as the summertime heat and drought are right around the corner.

Per the HUD consultant the 1 thing we're required to do per FHA would be to add heat.

I can not say in the lease, "This property does not need to have heat, running water, or sewer treatment."

Third unit is an addition on back of house on own utilities.) which I pay for heat for those three units, they pay electric.So my question is, how should I proceed?
