I have been playing with the BRRRR Calculator, and it seems the more I edit to play with the purchase price, my COC-ROI and or Monthly Cash Flow seem to be a bit out of wack.  

I'd edit the search to 30+ days on market, sellers are usually more apt to work with more conditions FHA require.
