I had properties that were 100% free and clear (inherited), while other properties were 'negative cash flowing' despite 20%+ down.  :-(    I made a decision which properties in my portfolio were 'forever' properties (20 year horizon) or if I would sell if the numbers were right.  

I offered each of them their own single family house, free and clear to live in, here in NEPA. 

If she/he owns it free and clear, then Land Contract/Contract for Deed.

Got this one yesterday for my STUDIO honeymoon cabin:2 stars“Feel where this house is all one room no privacy”'Cause, y'know, studios are so known for their multiple rooms...Other complaints in his private remarks included getting lost on the way to the cabin... when I provide explicit directions and clearly state in the check-in email that it's up a private drive that doesn't appear on GPS.  

It's owned free and clear, and the details of the situation lead me to believe the owner would be interested in owner finance.  

I have $3,000 saved up, so clearly my options are very limited.

This one is a little more involved, but it keeps everyone's roles and responsibilities clearly defined.

If the area is zoned for 3-family, then it’s far from a hop skip and jump to get this cleared with zoning department.

Before purchase I stopped at the recording office to look at the records and I should be in the clear.
