This land used to be farm land, according to the builder they tested the land to see if it was dry or wet land.

From what I read digital signatures hold the same weight as wet signatures.

But would something cheap like this be a wise first investment move, to get my feet wet?

If you are buying any type of property with a shared wet wall it is a good idea to order a scoping before buying it.

Great place to get your feet wet, and great value add opportunities.

Anyway, my recommendation is to start small, get your feet wet and see if this is what you want to do.

It can just come across like wet blanket to folks who are hoping one day they have time to coach their kids little league.  

@Jonathan Soto I was also considering that but was not sure if I wanted to get my feet wet first with one renter.

The best thing about this journey is that it has been really enjoyable both learning and getting my feet wet in real estate. 

I would like to double down on the great point @Brian Kantor made when he said there are plenty of great duplexes and SFH in the metro Detroit area you will have more than enough chances to get your feet wet here.
