So I'm interested in MTR as a possible sweet-spot to minimize turnover and seasonal slowdowns. 

I recently bought two 4plexes for a pretty sweet deal. 100k.

So you need to figure out what the sweet spot is, and that goes the same if you take a higher rate.

They are generally non-hoa communities and homes that need updating, may be the sweet-spot.

In one case, the mom really was trying and was sweet and I cared about her kids (she still brings them by for hugs when they are in town - yes, I cared that much!)

All of this economic stress on small scale landlords will have to be a struggle in the next few months with all these new mandates and regulations so I’m hoping for some insight as to when you guys think the “sweet spot” will be.
