In a matter of fact, Tim I'm becoming increasingly more critical of Obama now but for different reasons than yours.I think he is too soft!

The underwritting is a little more strict and there are some more hoops to jump through but I have a good relationship with the LO and he knows my situation so things usually go more smoothly than the average transaction.Unfortunately, Its most likely going to be local brokers that will be able to be the most flexible with their underwritting terms and they just sell the loan right away (most of the time to Wells) so they really won't be held accountable for anything.

We are adding about 2000 square feet onto this house we are rehabbing and getting the foundation done has been a big problem...soft soil and a stream that runs right only 6 feet under the house.

Love the soft water flow instead of pressured and beating down...

Also within a few years the backerboard may get soft or tiles get loose.

That's why some times it's better not to know too much about the tenants personal lives aside from what you can deduce with soft data. 

@Engelo Rumora  Happy to help but I draw the line letting newbie pilots scare the @### out of me.Get your basic training In a Cessna 172... my plane is a Cirrus SR 22  which is a hot rod and where you want to end up.. that's the only plane I would fly long distance over water.. ( that is single engine)  Google the  Cirrus parachute pull off of Maui on U Tube or how ever you guys get on those sites its totally cool to watch.. ferry pilot had his gas tank fail and he ran out of gas 150 miles from Maui.. not to worry pull the chute land softly  cruise ship near by sends tender and your eating lobster for dinner.. do that in a plane without a chute and your lobster food.

Thermostats, towel bars and other bath accessories, doorbells, mailboxes, house numbers, pull chains, closet shelving, garbage disposals, light bulbs, final cleaning, and all of the other little details can all start to add up on you if you don't plan for them.
