Hello BP members, I have a question regarding getting financing for real estate in the price range of $300k-$500kI Intend to hold the real estate in an LLC I would be the manager of the investment and take a 40% stake in the LLCI have an investor that would put up 30% of the downpayment (as well as cover CC) & bank finance the other 70% (Investor will have 40% stake in the LLC)I would have another partner with an income of $80k-100k+ annually that would have no money in the deal but that personally, guarantees the loan amount. 

Our biggest discussion we have is before we buy our first deal should we create an LLC.

The Mtg company said I would not be able to do a deed transfer into an LLC.

For instance, I am estimating the rehab costs myself (without contractor experience, except book knowledge), and new to bringing a partner in with my LLC to finance the deal.

Ideally, my list would meet the following criteria:Property built after 1980Last sale on or before 2014Property is 20,000 - 80,000 squarefeetBuilding is multi-tenant (vs single tenant)Owner of the building (or LLC) is an individual or couple in their 70's or olderMy question is primarily about finding the last 3 bullet points, ESPECIALLY the tenancy (multi vs single). 

At this point, any advice on key or important first steps to take would be appreciated Start an LLC now?

I have a few friends that want to give me (my LLC) their money to use.
