@Vlad Denisov I am not a syndication expert, but in my 20+ year professional life, I have learned the Pareto principal is applicable in every aspect of business.

Slate roof (insurance company hated that, I've posted on here before), old galvanized steel or cast iron pipes that were failing piece-by-piece, old electrical with tenants complaining about tripping circuits, cracked foundations and water in the basement, and on and on. 

Smoke detectors, carbon monoxide detectors, furnace filter, under sinks, toilets, windows, roof and gutters.

I'm all for it because I really think it will help with the walk-ability aspect. 

If you break things down such as some equipments, Kitchen appliances, or special roof or something, each asset has a different life term.

Dog **** on the floor,  rusting cracked pipes in the basement,  cracked foundations, leaky roofs,  you name it.
