I still work a corporate job but I work from home and my hours a set by me, thus allowing me time to pursue other things, ie. real estate.I am looking for a brokerage in the Denver Metro Area (preferably not North of Downtown Denver)  that has good training and a good support system for new agents, but will allow me the freedom to continue to invest in real estate personally.

Usually it's preferable to finance them as 1-4 unit residentials, but if that's not available to you then commercial is possible.

I've been so caught up with stories of out of state investing recently so this is a great reminder to check my own area first.Also, I started kickboxing for the first time this week and didn't realize the footwork is so difficult, but man it's been fun.I still get quite a few emails every month from people telling me they don't want to chase money for a living and prefer to find a way to live for a living.

Many people use quitclaim deeds, but some prefer to use a warranty deed because it gives the LLC some remedy if there is a title problem and it preserves the chain of title to the property.

Helps that you're a contractor as that takes a lot of the cost away from the project.As for buy and hold properties, personally, it's been my experience that investors prefer to buy with cash as it reduces the out of pocket expenses to close.
