I agree with the thesis, but perhaps not the timeline ... though, had you told anyone in 1875 that the whale oil industry would disappear in 20-years, they may have thought you crazy as well.As much as I love my diesels ... their day is drawing to a close.

A "side effect" is that you can often charge a little more rent next tenant because you know it only uses 400 gallons of oil each year vs. the 550 it used to use.

JonI have a spreadsheet I use that lets me input actual known expenses, like insurance, taxes, oil, elec., sewer, water, etc. and then lets me input my own percentages for (self paid) mgmt, repairs, etc.
