A deck that needs repairs will be around 7K -15K for a moderate size of deck.A house with ARV of 300+ would pretty much need a new modern kitchen and that will be around 17K to 20KSuch a house will have at least 2 bath,  with about 7K to 10K per bathroom.

Sure,Take pics of the kitchen cabinets, ceiling, floors (all rooms, close ups) Pictures of shower ceiling (to check for mold), pics of the windows, both the widow and the install, doors, trim, hardware, bathroom  shower, look for cracks in basement, take pic, look for wavy ceiling.

I love you man  but come on that's not a 15k rehab or 20k rehab that's a 50k kitchen alone... but looks cool.. for most investors ( and I say most because I think this is true) 40k so called rentable homes by providers is in the worst area of the towns and are really tough long term investments.. they will look like the one you just posted in about 5 years of wear and tear..

The kitchen on both floors is non existing- Basement and attic are completely gutted plus it looks like it might need a new roof and siding on one side of the building.
