That simply means some amount of time (6 months for instance or 90 days in another instance) to allow enough houses to sell so they have a basis for a new appraisal and proof that payments have been being made.

Once verified I will spend time on the phone and e-mails explaining the commercial retail real estate process in depth so that once we find a property the proper steps are followed.If a buyer cannot even put in a proper LOI for instance to a seller then the listing broker and seller might feel doing a transaction with them is completely out of the realm of possibility.

Let me put it this way, for instance, I like one duplex property, $150k, but I dont feel like this can be our primary residence, however, as an investment property it looks really good and now I pay 20% down for this property. after 10 months I find one more interesting 4plex property which I want to buy and worth $300k, and very livable and can be our residence.
