I've spoke with the folks over at Abodea, who do offer a scalable call-center approach to HOA PM at quite affordable rates, but we're still missing the kind of local, on-site general contractor/handyman or capital management planning schedules that would be required for proactively addressing homeowner and community association needs.

It's a very nice area as I live nearby and within a reasonably short distance, there are expensive homes that are very nice, , but also some that are small.

They (The lender) aren't going to refinance you and have no incentive to work with you, nor any requirement to do so.I think you have other confusion to clear up as well.

Your lender will probably require a certain amount of cash reserves so it would be wise also to look into lenders who might lend to you -- and get to know their requirements.Ultimately your expansion ability is going to hinge on your ability to borrow money, which to a part relies on how much down payment you can get.Just my 2 cents.
