You're playing great defense financially, see if you can get a promotion, salary position or other job that will pay more!

Better bet would be to bring someone in as an equity partner possibly to give them a piece of the deal if there is equity in the deal, it would be more enticing than being in a 2nd position on a property the flipper will not lose sleep at night walking away from.

Maintenance issues responded to promptly,  booking keeping, answering inquiries and promoting your listing if you want direct bookings.

It’s like when Forbes used to have “supplemental” sections that on the surface looked like just another Forbes article when in reality it was a paid promotion piece (advertising). 

I've started learning about another product, an eQRP, that seems promising but I don't know much on it yet.eQRP is a trademarked marketing term for a self-directed 401k with some bells and whistles, promoted by one particular company.

I can't mention the product without the moderators getting in a twist, but I Kidde you not, they are a great product.No "Kidde"ing, it's OK to mention a good experience with a product, by name, so long as you have no financial interest in the product, aren't directing someone to their website, or otherwise promoting them :) 

Does anyone have advice on how to promote the event?

@Benjamin Furney Plenty of the more hyped markets have seen an incredible run up in prices and the number of STR properties, making it much harder to make the ‘20% cash on cash’ return that has been heavily promoted.
