Realistically I'd only be able to give him about half of what he's asking but it seems like they're pretty desperate to move (as in they won't even have the money to move until the property sells).

Because I don't NEED the deal, but the seller is motivated and desperate and they need me.

[I've read all the arguments - there's plenty of threads besides this one on the topic].If you're that desperate to pay off a mortgage (that's likely costing less than your homes' appreciation), then why not just "work to pay off the mortgage and repeat"? 

So as you can tell I'm pretty desperate here.

I couldn't find a section on the forum to discuss this issue, but I desperately need advice. 

If they are not I do not take the property off the market until their financing is approved.It all comes down to how desperate the seller is time wise.
