I want to be an in-depth expert at structuring these deals, finding these deals, and negotiating these deals.One reason for this is that I am an investor myself, and it seems like a lot of agents don't get into the investor perspective too much.

Of those about 20 I performed in depth research on and from there maybe 3 I almost pulled the trigger on.

Yes, everything should be and will be detailed in depth and in writing.

I read a lot of the in-depth analysis on here, and have tried to apply it to this building, but at the end of the day, its a small, 8-unit office building, and all those numbers don't really sway me one way or the other.  

Others on Bigger Pockets who have done a "subject to" deal as I have never done one will probably have more in depth information.

I also highly recommend listening to the BP podcasts (free - and I learn something new every podcast), plus Traction REIA has monthly speakers and workshops (under $70) that can also be very good training (although watch out for the sell for coaching or more in depth training).
