In a normal market this wouldn't be an issue, but Denver is one of the hottest real estate markets in the country, with 10.9% appreciation year over year as of November 2015 (case schiller).

Hello BP,Currently close to putting a property under contract and just looking for recommendations for a home inspector during my due diligence period.Other recommendations I could use for the due diligence phase would be an insurance agent, and possibly even some contractors if follow up repair estimates are necesssary (plumbers, roofers, HVAC, and electricians particularly)Any info is appreciated as this is going to be my first property in the Miami area.

If you are rehabbing and you are convinced you can rehab and close on a buyer in 60 days, then hard money lender may be an option.
