If I get something that gives me 15-20% CoC returns, then I'll keep my 7.3% loans for the full 10 years.The problem I might be running into (Talking to Lender Monday on what parts of my bonus's will be accepted for my income) is my back end debt, which includes student loans.

Equity vs indemnification and as to what rights are conveyed, we aren't going to have a meeting of the minds here as we have different levels of exposure in financing originated from different Greek Gods I suppose.

I will not reiterate what was already correctly stated by others.I would go with the suggestion of 1031 exchange into one larger multi family in the new area you will be living or simply sell on contract with owner financing taking a down payment (which is the portion that would give you tax exposure up front (check with your CPA) and then spread tax exposure over the life of the loan.

I had to pay $3,600 plus a few hundred to get it rent ready.I like $5,000 as a reserve unless there is a large risk exposure; expected roof replacement, expected flooring costs etc.

It is a nice bonus for the tenant and way cheaper than us flipping the house or unit.We are also organizing a Christmas gift including a gift card that would go to all of our tenants in December.
