I agree with Gail , there is a lot of baby momma drama and attendant hi-jinx and mutual shenanigans that have nothing to do with effectively removing the tenant.Its odd your even mentioning all these non-Relevant sideshow issues.

Maybe it is for you, which is great.....If I had strong proof that I will actually be able to recover that $$, I would unquestionably do long term lease....but I don't...and the upside for me is I can quickly terminate a lease anytime I feel the need.....I have the control....not the tenant.Just a different opinion.... to each his own

Also, the millennials (the baby of the baby boomers) are still driving demand in the multi family space so I still feel there is significant growth opportunity available in the right market.At the end of the day, and in my opinion, buying multi's is all about the numbers, and there are still good opportunities to be acquired based on sound buying fundamentals.
